Eluvial is more than a company; we are a collection of individuals driven by the mutual mission to set out to end homelessness. We are dreamers, and we shoot for the stars, because we are seeking to do what others haven't been able to do in protecting life. Some call them homeless, we prefer to call them by name, we call them our neighbors, our friends, our brothers and sisters, and ourselves. Homelessness is an epidemic and together, through the use of ADU's, we can put an end to it. Public Partnerships are the most efficient and powerful way to affect real and lasting change. At Eluvial, we build the homes to bridge the gap between those who are in need and to those who will one day, be able to give back to those in need.
As a real estate firm, the issues of homelessness and housing intersect with our line of work. Eluvial is trying to engage in the conversation surrounding homelessness and ways to help the community.
Our goal is to build over 200 units of housing for the homeless by the close of 2020.We hope for this to be a joint community effort and that those who share a similar vision will help us reach our goal.
We're here because we have a call to help the nearly 7,000 people in the DC Metro area that do not have a home. It is our obligation to come together as a community and help those who can't help themselves. Often, the homeless, refugees, seniors and low-income individuals are dehumanized, but we have a solution that will help alleviate the epidemic and the truth is we can't do it without your help.

Bridging the Gap for All Social Classes
For the first phase of our initiative we are proposing to build 50 Accessory Dwelling Units "ADU's" for the homeless community by the end of March 2020.
For Every 5 ADU's we build, Eluvial will donate one ADU at no cost to further the initiative.
For Every ADU Managed by Eluvial Realty and leased through a social services partner, Eluvial will discount our property management fees for our clients.

Help with a Home
Accessory dwelling units (ADUs) — also referred to as accessory apartments, second units, or granny flats — are additional living quarters on single-family lots that are independent of the primary dwelling unit. ADUs provide additional square footage to your property's total living space, increasing your homes value when selling or refinancing.
Once a property has been approved and built to ADU regulations, the property is now considered a two-unit structure. This allows homeowners to leverage the additional unit for rental income to offset rising rates.
